What GradeMyLoan is
GradeMyLoan provides free, educational reviews of mortgage quotes and Loan Estimates, completed personally by licensed mortgage loan originators. A report card reflects our professional opinion of a quote's pricing and structure relative to market conditions on the date of review.
What a grade is not
A grade is not a loan approval, an offer or commitment to lend, a rate quote, or financial, legal, or tax advice. Grades evaluate the quote document you provide — not any lender or company. Market pricing changes daily; a grade reflects conditions on the review date only. Any loan we may subsequently offer is subject to a complete application, credit review, underwriting, and applicable state and federal requirements.
How grading works
Quotes are graded against a written internal rubric covering interest rate and pricing relative to market conditions for a comparable profile, discount points and lender credits, lender-controlled fees, and loan structure. Reviews are completed by a licensed loan officer, not automated software.

GradeMyLoan is operated by Brian Alterman (NMLS #1295878) and Jason Harmon (NMLS #1231783), licensed mortgage loan originators with Watermark Capital, Inc. (NMLS #1838). Report cards and service communications are delivered by email. We will not call you unless you request contact. If you opt into rate watch, you consent to receive periodic email notifications about your loan; you may unsubscribe at any time.
Acceptable use
By uploading a document, you confirm it relates to your own loan inquiry (or one you're authorized to share) and that the information you provide is accurate. We may decline to review any submission.
Limitation
Reviews are provided as-is for educational purposes. Decisions about your mortgage are yours; we recommend confirming any figures directly with your lender before acting.
